Hope Now, FHA Modernization Act, Seeking Help For Sub Prime ARMS
    by Jamie Woods

ATTENTION HOMEOWNERS WITH SUB PRIME ADJUSTABLE RATE MORTGAGES!

Do not wait for legislation to be enacted to help you! You must participate! While legislation is under way, it will not be a widespread bailout and be assured, whatever revisions or plans are enacted, the homeowner will still be responsible for seeking the help they need. Do not expect a door knock or a letterhead announcing that your teaser rate is now permanent or that your home's likely depreciation in value or your potential imperfect credit will be overlooked or accepted. If this seems overly obvious, I am sorry, but the research-proven fact remains that many (but not all) homeowners are taking just this aproach!

Believe me, I understand that many homeowners have lenders that either no longer exist or have been dissolved and now serviced by an out of state call center somewhere. Getting a hold of one's lender or servicer to work out terms can be a very daunting and frustrating task. Again, if you are one of these homeowners, getting help starts with you! Be proactive and stay informed! Keep trying!

Check your local area for workshops or seminars by local figureheads and politicians. They DO want to help! For example, in my area, (NH), Senator Sununu is hosting a workshop this weekend in Manchester with the mayor and at the end of the month in Nashua (New Hampshire's two "hubs"). Thanks to the Senator's workshops, initiatives and his advocacy and support of the FHA Modernization Act (S.2338), hundreds of New Hampshire home owners and prospective home buyers and thousands of nationwide home owners and prospective home buyers will be helped. Also, HOPE NOW is a cooperative effort between counselors, investors, and lenders to maximize outreach efforts to homeowners in distress.

    What Is An Association?
When I see articles written by homeowners, I think to myself; "Here we go again - more bashing of homeowners' associations!" As a professional community-association manager, I believe I know what many of the issues are. They are not "the association," nor will they be resolved by legislative ... more...

    The Journey Begins

    Successful Approach to Converting FSBO's
Plan to take a patient approach to FSBOs. Realize that there is nothing you can do or say - short of offering to give your services away - that will rush the owners' decision to abandon the idea of selling their own home. Basically, you're playing a waiting game that you can't win in a hurry, but ... more...
